Comprehensive assessment of the framework conditions, in-depth survey as well as documentation of the building and spatial characteristics. If required, preparation of detailed as-built drawings as a foundation for subsequent planning. Identification of the client's aspirations and functional requirements.

 

 

PHASE "CONCEPTUAL DESIGN"

 

Development of an initial design concept and floor plan, based on the as-built documentation, enriched with explanatory notes and “look and feel” imagery. Presentation of the preliminary design and collaborative discussions with the client to refine the architectural vision and functional objectives.

 

 

PHASE "DETAILED DESIGN DEVELOPMENT"

 

Incorporation of client feedback to refine the preliminary design into a comprehensive planning concept in both 2D and, if necessary, 3D. This phase encompasses spatial planning, selection of finishes and materials, development of a cohesive color scheme, furniture planning (both freestanding and built-in), lighting design, windows, exterior doors, and decorative elements such as curtains, rugs and wallpapers. Presentation of the finalised design.

 

 

PHASE "PERMITTING & REGULATORY COMPLIANCE"

 

Following the finalization of the design, we facilitate the permitting process as needed, preparing the requisite documentation for submission to the relevant authorities to obtain the necessary building permits.

 

 

PHASE "DETAILED EXECUTION PLANNING"

 

Refinement and final selection of materials and finishes, development of a fully executable design plan tailored to the specific site conditions, meticulous detailing of custom-made furniture and preparation of any additional permits that may be required.

 

 

PHASE "TENDERING & PROCUREMENT ASSISTANCE"

 

Support in identifying and selecting suitable trades in collaboration with the client. Solicitation and evaluation of bids, preparation of a detailed cost breakdown, and development of a structured construction timeline.

 

 

PHASE "CONSTRUCTION MANAGEMENT & COMPLETION"

 

Comprehensive supervision and coordination of all construction activities in close collaboration with the client and on-site trades. Oversight of deliveries and the installation of all built-in and loose furnishings. Verification of invoices, quality control, acceptance of completed work and final handover to the client.

 

 

ADVISORY SERVICES

 

Upon request, we provide expert guidance on architectural concepts, facade design and landscape planning (including pools, outdoor furnishings and terraces) up to the design phase. Execution planning is subsequently handled by the respective specialist trades.
